Prepurchase Inspection

A prepurchase inspection is one of the most common inspections done today. It can help pinpoint items that need attention so you can prioritize the repairs as needed or your budget allows. Amazingly enough, though many home owners take pride in their homes and are in very good shape. An inspection can leave you with peace of mind knowing the condition of the home.

Pre Delivery Inspection

Now lets look at this house:
new houseWhen you go to buy this house you can have an inspection done then. It is known as a PDI or Pre Delivery Inspection. Lighthouse Inspections goes through the house with you and points out the areas that the builder still needs to give attention to.

Would you feel as it is new an inspection is unnecessary? That may seem more likely, but in reality all homes should be inspected to inform you of its condition.

This house may seem great, but here is what the inside of the attic looks like:

This is above the kitchen, the insulation had not been installed as it should, leaving bare spots that would lose a lot of heat.

One year Inspection

While you may not have had the house inspected when you first purchased it, (many times the builder will tell the purchaser they do not need one as “It is under warranty”). The items that were not completed originally may have been ignored by the builder or simply forgotten. Some items may have been missed and no one knew. (See attic above)

With this house an inspection near the end of the first year of ownership can note any deficiencies and bring these to the builders attention to be repaired. Also if there are issues, that the home owner may feel is not being attended to this inspection can be forwarded to Tarion for help in resolving any remaining issues.
